摘 要:随着我国经济实力的不断进步,人们的生活水平也不断提高,人们的衣食住行各相关产业也迅速成熟起来。随着近几年的高速发展,房地产业已经成为我国国民经济增长的重要组成部分,成长为国民经济的支柱性产业。但是一个开发建设项目,特别是大中型项目,耗费的资源很多,项目能否成功,效益如何,受到社会多方面因素的影响。所以,项目的可行性研究作为项目投资决策的基本依据具有重大意义。本文通过对长沙“百纳广场”房地产开发项目的可行性研究,对与项目有关的自然、社会、经济和技术等方面因素进行深入全面的分析,通过各项经济指标的计算比较、综合分析,对该房产项目提出针对性建议。本文内容包括项目概述、市场预测、设计方案,项目投资估算、经济评价、风险分析等。

Feasibility Study on Real Estate of Barner Plaza
Abstract: With the rapidly increasing of China’s economy and the standard of people’s living,the industries about the food,clothing,shelter and transportation of our country develop greatly as well. Among the latest years,the real estate sector has become an important part of our national economy which is the pillar industry in national economy. However,in terms of launching construction project especially the large and medium-sized projects which will consume loads of resources and contain ventures and the economic returns depends on many social factors.Therefore,feasibility study of project as the basic foundation of capital investment decision is of great importance.In this paper,the author studied feasibility study of Changsha “Barner Plaza” real estate developing project,which completely analyzed the nature, society,economy and technology and so on factors which related to project,in addition,the author also gave directed advises on its real estate project through comparing every economic indicator by calculation method and making a comprehensive analysis.
