摘  要
物业管理是一门服务性行业，所产生的是无形的服务。它是指从业人员能根据业主的自身需要和喜好而使他获得满足感和尊重感，最终使他感受到在服务的过程中被重视，让业主对物业服务满意。其中住宅小区物业管理是目前我国物业管理的主要情势。目前物业管理是我国市场经济的重要组成部分，为我国经济的发展和人们生活质量的提高密切相关，但由于我国物业管理行业起步较晚，所以在现实实践和发展中仍然存在一部分比较突出的问题为解决目前物业管理当中存在的问题，我们有必要进行一个深入的了解和探究。
本篇论文将从金科天籁花园物业管理公司为例子进行探究，通过了解苏州市及天籁花园小区物业管理概况并进一步探究当前物业管理中存在的问题，最后在论文末尾提出针对物业管理问题的解决对策。
