新郑市房地产市场特征和影响房价的因素分析(论文9000字,文献综述)
摘 要
作为我国现代经济体系中支柱性产业的房地产,其发挥的作用体现在“一发不可牵,牵之动全身”方面。近年来,逐渐趋于新常态发展的国民经济,使得我国房地产市场的全新特征开始逐渐涌现,加之在多种经济因素影响背景下,不仅面临着经营性风险,同时利率及政策调控等多种因素同样会影响到房地产市场。文章以新郑市为例,从政策因素、城市化水平、人均可支配收入、城市人口、交通区位因素五个方面分析该市商品房价格影响因素,研究认为当前的政策因素、人均可支配收入、交通区位因素有利于房屋价格的上涨,城市化程度、人口因素不利于房价的上涨。最后研究提出了,如何防范新经济体系下房地产市场风险的有效对策,以期为我国房地产市场的稳健发展提供推动力。

ABSTRACT

In addition, under the influence of various economic factors, it is not only faced with operational risks, but also with interest rate and policy regulation and other factors. This paper analyzes the factors affecting the price of commercial housing in the city from five aspects: urban population and traffic location. The study believes that the current policy factors, per capita disposable income, and traffic location factors are conducive to the rise of housing prices, while the degree of urbanization and population factors are not conducive to the rise of housing prices. Finally, the study puts forward effective countermeasures on how to prevent the real estate market risks under the new economic system, in order to provide a driving force for the steady development of my country's real estate market.
